How the investments works:
High quality Golf estate property with luxurious features are bought day one by Fractional Leading investments and registered into a Pty(Company). Dividend Leisure at this stage own all the shares of that Property Pty. 90% shares are made available for shareholders to take up.
Investors obtain 52 shares valued at R100 000 (ZAR) South African rand each in a Holding Pty.
The Holding Pty on registration day obtain 90% share holding of the Property Pty. 10% Shares are kept by Dividend Leisure in the Property pty.
Investors will deposit their funds into Nedbank's interest bearing trust account in the name of the Holding Pty. These accounts are managed by Capitol Commitments securities. a FSB aproved Financial Service Provider. Share certificates and contracts are issued to investors in the Holding pty.
Nedbank's mandates and disclosures are signed by the investor/shareholder to protect and secure the capital of such an investor.
All Companies are audited by an accredited auditor and annual statements and reports are made available to shareholders once a year .Annual shareholders meetings take place once a year together with the auditors. News letters and quarterly reports are done and send out to shareholders by Dividend Leisure.
All day to day running, maintenace and visitor marketing are done by Dividend Leisure.

Dividend Leisure ensure a rental contract per property company to allow for costs of maintenance , running and rental return to shareholders.
Dividend Leisure will market and sell unused weeks on behalf of shareholders at a fixed 30% fee.
Liquidity:
Although we feel that this is a lifetime investment and should be regarded as a long term investment the need to sell off a share will entail the following:
The sale of a share remains the responsibility of a shareholder, but Dividend Leisure will assist in selling the share on their behalf. The value of the share will be calculated by the auditors, but the shareholder has got the right to sell his/her share at a value suited for his/her needs. Shares on re sale need to be offered to shareholders first and after 30 days if not sold, it may be offered to the public.
A 3 % admin charge will be levied for selling of a share. Commission is payable if an agent is selling the share on behalf of the shareholder of up to 5%.
All relevant rental income and financial documentation pertaining to the property company are made available for any interested new investor/shareholder.
Why different Companies:
When a property is bought and registered in a company day one. Registration and transfer fees are paid. If the shareholders decide to do their own thing in the future, all they have to pay out is the 10% share value of Leading Investments. Should all the properties been registered in one company only. The exit of a particular property would mean again paying transfer and registration fees.
